Tax on the build-to-rent and student accommodation sectors

Jonathan Legg (Mishcon de Reya) considers some of the latest issues – and some of the oldest – in the build-to-rent and purpose-built student sectors, focusing on SDLT and VAT.

Investment in the BTR sector continues apace. A recent report (Savills’ UK Build to Rent Market Update – Q3 2024) found that £800m had been invested in BTR schemes in the third quarter of 2024. And it is not just blocks of new apartments: single family housing has made up half of the investment in the BTR sector in the last 12 months. It remains a similar story for PBSA: investment in the third quarter of 2024 was nearly £840m across 15 deals according to one market update (Knight Frank UK Student Market Update – Q3 2024) albeit the report notes there were longer than average deal timelines.
